If you’re like most people selling a home in Knoxville, your REALTOR® has probably already talked to you about staging. Staging – the act of making your home appeal to as wide an audience as possible – is an essential part of selling, especially if you want to bring in top dollar while selling your home quickly.

And that includes your master bathroom.

So how do you stage your master bathroom to sell your home in Knoxville?

Here’s what you need to know.

How to Stage Your Master Bathroom to Sell Your Home in Knoxville

When you’re staging your bathroom, the first thing to do is clean, clean, and clean some more. Your master bath has to be spotless when you list your home – and that’s partly because you want prospective buyers to see how easy it is to maintain.

After you’ve cleaned your bathroom top to bottom, it’s time to get moving on the staging part. Follow these steps:

  1. Declutter and put away your personal items
  2. Refresh the caulking
  3. Clean up the cabinets
  4. Neutralize the room’s color
  5. Add finishing touches

Here’s a closer look at each.

Master Bathroom Staging Tip #1. Declutter and put away your personal items.

Clutter makes a room look smaller, and that effect can be even more serious in a bathroom, where you’re already working with limited space. Take out the things beneath your cabinets that you haven’t used in the past 6 months and either put them in storage or get rid of them.

Put a basket in your bathroom that you can use to whisk away all your toiletries for showings, too. Remove the shampoo, conditioner and body wash from your shower, as well as damp towels you haven’t laundered yet, and put them all in the “Bathroom Basket” so prospective buyers won’t see these things when they tour your home.

Master Bathroom Staging Tip #2. Refresh the caulking.

Bathroom caulking faces a lot of wear and tear over time because it’s in a generally damp environment. Check all the caulking around the bathtub, shower and sink and freshen it up if it needs it. You can do this yourself – and it’s remarkably easy.

Master Bathroom Staging Tip #3. Clean up the cabinets.

Your cabinets are important – they’re one of the largest fixtures in your master bath, so they need to look their best. If they’ve seen better days, you may want to repaint them; if that’s not in the cards, you can install new hardware that’s more modern than what you had.

Master Bathroom Staging Tip #4. Neutralize the room’s color.

Bright colors don’t help sell homes – even if they’re in bathrooms. Now might be a good time to consider repainting if your color palette isn’t neutral. If you have bright, vibrant tile, you might think about replacing it, as well. But don’t make any major changes without talking to your REALTOR® first; not all improvements pay off at the closing table, so it might be better to leave things as they are.

Master Bathroom Staging Tip #5. Add finishing touches.

Add in touches that remind prospective buyers of a luxury hotel. Think about crisp, white towels that you won’t use until you move into your new home; consider fresh-cut flowers or a plant on your counter, and think about adding neutral art (like what you’d see in a spa) to one of the walls.
